Above all else, in the uptown location of Mt Hawthorn, Patch cultivates a new direction for apartment living in Perth. Visually stunning interiors with shared rooftop and outdoor space to plant, grow and harvest vegetables, herbs and a real sense of community. Add to that a big rooftop grass area, BBQ, dining table and stunning views towards the city, there's something here for everyone - so take your pick early.
In appearance, the seasonal nature of plant life will help change the visuals on offer around the residence. Bursts of colour from flowers, fresh aromas from plants in bloom, and leafy green herbs to pick for dinner, that’s all part of the fruits on offer at Patch.
Patch is located in the rejuvinated, single lane, low traffic section of Scarborough Beach Road in Mt Hawthorn. It's walking distance to Perth's best strip of boutique shops, over 20 cafes, 16 restaurants and a hand full of fresh produce stores. Just 5km from Perth CBD. Even better, Patch is well connected to bike paths and public transport with buses leaving every 15mins off peak - weekends and nights - and every 2mins during peak. Suddenly, your social horizon stretches well beyond Mt Hawthorn.
The rooftop communal garden's not the only green feature in Patch. Here's an overview of some of the features that make this development a sustainable choice.Maximised Solar Access & Cross Ventilation
Access to northern light is maximised by orientating the building to the north and providing the central courtyard for south facing apartments. All apartments are provided dual aspects and achieve cross ventilation for passive cooling.
The building is designed around 2 separate lobbies and lifts reducing the loading on each lift for residents and providing a purely visual courtyard space. Open air lobbies on each level allow for breezeways into the courtyard on all levels ensuring a highly level of natural ventilation to the space.
A transit-oriented development is a mixed-use residential and commercial development designed to maximise access to public transport, and often incorporates features to encourage transit ridership. Patch has extensive new bike pathways right on its doorstep. There are also bus stops within walking distance and rapid transit departures with buses leaving every 2 minutes in peak hour and every 15 minutes in off peak. 29 bike bays are also provided for residents. For easy access and usability, the bike bays are located in a secure lockable facility at the building entry on Scarborough Beach Road.
Extensive Photo-Voltaic solar panels located on the northern rooftop will provide part of residential and communal power requirements.
A community roof terrace with shared vegetable gardens is provided for all residents to utilise. The rooftop vegetable garden will provide residents with a communal space for social interaction and small scale food production. The roof terrace will also provide outstanding views of the city skyline to the south-east. The area will include a BBQ, dining table for dinner parties, and a separate grassed rooftop area for grand kids to run and play.
The proposed development will incorporate significant areas of soft landscaping with water wise and native plants. Sub soil drip reticulation will be used where possible. This includes in-ground planting, communal lobby planters and a rooftop communal vegetable garden for the residents. Over 450m2 of soft landscape planting on the ground plane is provided which includes planting along boundaries to soften neighbouring interfaces and courtyard planting for resident's privacy and outlook.
An accredited Environmentally Sustainable Design assessor will be engaged to ensure the design achieves both a high NatHERS star rating for apartments and an equivalence of minimum 4 Green Star Council of Australia accreditation or similar.
Energy monitoring will be available for all apartments. Motion sensors and timers are used for common area lighting and energy efficient lighting and electrical appliances have been included where possible. Extensive Photo-Voltaic solar panels located on the northern rooftop will provide part of residential and communal power requirements.
Along with waterwise and native landscaping with sub soil drip reticulation, water saving and efficient plumbing fixtures are included where possible.
Separate general waste, recycling and food scrap bins are provided in all apartment kitchens to facilitate best waste management practices. An automated rotating composter will provide residents the opportunity to turn food scraps into fertiliser for the community rooftop vegetable garden.
An electric car charger will be available within the facility.
Available as part of the Spring (Sustainable) colour scheme, cork floorboards are naturally anti-microbial and has excellent insulation properties, ensuring minimal heat loss and a comfortable warm walking surface. Cork is tough-wearing and springs back to prevent imprints from heavy traffic and furniture. It also provides excellent noise insulation. Add to that, cork is low in volatile organic compounds (VOC) emissions which is why it's considered one of the best sustainable flooring choices on the market. For the benchtops, the Spring package includes Paperock. Made from paper and a resin called Phenolic, Paperock has no VOC's or radon emissions. It’s tough, nearly impervious to water absorption and certified 'food safe' by the NSF.
With its high quality architectural articulation and quality materiality, Patch in Mt Hawthorn is set to become a benchmark for future development in this changing and expanding precinct.
